Description

Romantic farmhouse with B&B, traditional barn, a large garden and idyllic views

Living and working in one! Do you have your own business and would like to work at home? Or have you been dreaming of running your own B&B for years? Here at the edge of the historic and very charming village center of Gelselaar, stands Erve Stokheurne: an imposing 1890 farmhouse with a barn for young livestock which has been transformed into a very comfortable living space. The farmhouse was converted into a residence many years ago and has been largely modernized, with the ground floor being well insulated and fitted with underfloor heating. Nevertheless, there is more than enough opportunity to leave your own mark.

A house with a story
For the romantics among us; this is an estate with a long history. Erve Stokheurne (“a corner of higher land, jutting out into swampy terrain, with a beacon of rice wood”) had a long way to go. In the early 18th century, the place belonged to Joan van der Sluis, who lived just down the road, in the Oude Sluys on the Schipbeek. One day when Joan was in Haaksbergen and the bells were being rung, the bell rope accidentally got tangled around his neck. At the next mighty swing of the bell, Joan was lifted up and his last hour had struck.
His sister, with whom he was certainly not on good terms, wore a red party dress to his funeral, because she had already counted herself rich; all his fortune - his business, the houses and the money, everything would be hers. But, Joan had put a stop to that and by will ensured that his ample fortune and real estate were bequeathed to the Haaksbergen Deaconry. It was not until 1963 that the farm, built here in 1890, was sold by the church.

Pluses at a glance
The location of this property is already an advantage in itself: this part of the Pierinkdijk is a dead-end appendix, which means that you really live here in peace and quiet. To the right is the neighbor's farm. On the left, your neighbors are very quiet. In addition, the house has a north-south orientation, so the rear, where you enjoy an unobstructed view, is sunny.

And then there is the size: Erve Stokheurne offers you plenty of room to live! The plot measures 2,770 m² and the current program - a generous 211 m² - is set up for ground floor living, but the floor would lend itself to the realization of sleeping quarters.
In addition, the converted young livestock barn offers another 80 m² of living space.
Due to its special location, this is an oasis of peace, space and privacy. But should you still want to go out, the A1 motorway is only 20 minutes away and within half an hour you are in the center of Hengelo, Enschede or Zutphen.

Gelselaar e.o.
Gelselaar is a charming village with a protected townscape, which has maintained its special character throughout the centuries. Its heart is formed by the atmospheric brink, where now the geese reign supreme. For an update on events in the neighborhood and a great meal, visit Café Florijn and there is even a school with a fine reputation. And is it vacation time? Erve Brooks, with its museum farm, catering, barefoot trail and huge playgrounds, is a great place to go.

Need a quick breath of fresh air? Beautiful hiking areas such as the Gelselaar wooden shoe path, the banks of the Schipbeek, Westerflier estate and the woods and heaths of De Bollert are just a stone's throw away. De Bollert is also once a year the scene of De Bollert Brons, a beautiful eventing competition.

A little further away are villages such as Noordijk and Geesteren, both afflicted with just such a fairytale character, and for shopping the larger towns of Lochem, Diepenheim and Borculo offer a solution.

Ground Floor
Here in the Achterhoek, we enter through the back door. The official entrance is at the front, in the “big kitchen. The hall is illuminated by charming stable windows. Here are the meter cupboard, wardrobe and the laundry room, with the connections for washer and dryer.

At the front the cozy living kitchen: modern-country style, with white fronts and all desirable appliances such as washing machine, fridge-freezer and convection oven. On two sides there is a natural stone worktop, with an induction hob and sink with close-in boiler for instant hot water. On the floor are beautiful ceramic tiles.

Adjacent on the right is the living room, with the same ceramic tiles, the classic “big kitchen” with freestanding wood stove. On the far right is a fine bedroom with built-in closet.
At the heart of the house - the former barn - is the large common room, a spacious room that can be used for several purposes. This room has a bathroom with shower and sink and a separate WC. On the right side, a smaller bedroom and a study.

From the hall on the right, access to the third bedroom: with a separate WC and double sink and in the room itself spacious fitted wardrobes.

At the rear of the house is the unbuilt part, with the old part doors still intact.

Above
Upstairs, the beautiful, authentic wood construction is still intact. The floor can be reached from the barn.

B&B / Guesthouse
The guesthouse is equally attractive; there is a beautiful parquet floor and a sturdy wood-burning stove in the sitting area. There is a separate kitchen; simple but everything works, with a stove, refrigerator and granite countertop with sink. . Also downstairs a bathroom with a cast iron tub on legs and a sink. Upstairs two bedrooms, with room for four guests.

Outdoor area
Behind the house is the a traditional drying barn. That we are close to Twente here is visible by the slightly raised wind feathers and wooden gables. But otherwise it is mainly a beautiful Achterhoek coulisse landscape, typical of this region.
The garden surrounds the house and is charming, with ornamental terraces, lawns and lush vegetation. So in early spring the plants stick their heads above the earth and the old witch hazel is already one of the first heralds of spring.

In short
What a charming yard! We can vividly imagine that you would like to experience it for yourself; we would be happy to take you for a visit.
